WHO AM I? WHY USA? I have been in the real estate industry for over 35 years. I often partnered with my wife, Cyndee. I started at Mel Foster in the downtown Corporate Headquarters where I partnered with Cyndee who was the top agent my last year there. Then went to Ruhl & Ruhl where I Cyndee was the most transactions three straight years, finally went to RE/MAX RIVER CITIES where we doubled our income under Dan Jeffries, I was the computer programmer, sales, photographer and general do anything. Cyndee was soon awarded the Hall of Fame by RE/MAX INTERNATIONAL and before I left, she became the only Residential Life Time Achievement Agent in the Quad Cities of all the REMAX AGENTS. For the last 15 years Cyndee and I owned and operated RE/MAX Bi-State as Broker. So why the change to Why USA? Simple answer is the industry and market have changed. It used to be that the Realtors were the gatekeepers of all the information. That continued to be the case even when computers appeared. Then information and listings went global on the internet. We were on the cutting edge of having a Real Estate web sites. Soon everyone had web sites, no content, but web sites. Information was still king, and our web site was usually first to fifth in most organic searches.
People changed to and wanted to be empowered to pick and choose the services they wanted. Menu of Services, where you pay a fair price for the services you need was born. Meanwhile, one page purchase contract rose to 12 to 40 pages or more. Federal, State and Local laws on Fair Housing, Mold, Radon, and Property Condition disclosures became mandatory on Everyone. Meanwhile people wanted to save money because the economy had also changed. In short, it got a lot more complicated. With the constant change in values up and down by each individual neighborhood, it took a lot more research to price a property properly, and not priced right, it did not sell. The reality is the agents did not get that much of that exalted commission. There were four splits plus transaction fees per side. The splits were the two agents and their two companies. Nothing is Free. The agents have National Association of Realtor Fees, State Fees, Local MLS board fees, continuing education fees, gas, car, and other expenses. Then the For Sale by Owner sites came in with advertising only and no service. They also planted the idea that people could eaisly sell their home themselves and save commissions. Truth, a million dollar agent producer made after expenses about $10,000 to $12,000 a year. If a property did not sell, they worked for nothing.
Everyone wanted to save money, but most actually spend more in the long run as the truth was only one in three For Sale by Owners ever sold, no matter how long they were on the market or how many price reductions. Of the 1/3 that did sell, only one in three closed on their first accepted offer, as dates, financing and other things fell through, so they never closed. It gets worse, 66% of those that sold, ended up paying a Realtor who brought in an a client with a one time showing agreement and a commission of 3 to 7%. End result, the traditional companies do not allow enough latitude to allow the client to feel they are in charge. For Sale by Owners, end up paying all the expenses but rarely sold their home without help and a commission. So what to do? The answer seemed to be Why USA.
